The Orscheln Farm and Home LLC site at the west edge of Garden City, Kansas consists of a pre-cast concrete structure measuring approximately 31,224 square feet sitting on 5.4 (surveyed) acres of nearly level lying commercial or industrial land (I-2 zoning) on West Jones Frontage Road/West Jones Avenue.

Garden City is an economic hub for southwest Kansas and the property serves a five mile radius population of 38,000 and a 50 mile radius population of about 111,000. The area is driven by agricultural enterprises surrounded by farm land, commercial cattle feeding and slaughter operations.

Garden City appears to have capitalized on its significant effort to revitalize and maintain a strong downtown commercial base which is the cornerstone of a growing local economy.

This ownership is comprised of 5.4 nearly level lying acres with access to the outer road along West Jones Avenue as well as a 66’ strip bringing the property out to Boots Road on the east. This excellent commercial or industrial location has high visibility of building and signage from West Jones Avenue. There is also a substantial fenced (chain link) area to the north and west of the building for secure outdoor sales and storage.

As is common to the area, the land is also subject to an oil and gas lease which, according to the title records, has been perpetuated by the production of gas. Building includes a well-finished, centrally heated and air conditioned main showroom area measuring about 23,880 square feet. The shop area measures approximately 4,920 square feet and the vestibule area which does supply some protected sales floor space measures approximately 2,424 square feet, for a total area under roof of approximately 31,224 square feet. The interior ceiling rib height is approximately 15 feet.

The building was constructed in 1973 and has been well maintained by the current owner. This building’s significantly open floor plan does lend itself to multiple uses and the (I-2) industrial zoning is favorable to manufacturing or commercial uses. Tilt-up concrete structures of this type are favorable low requirements for exterior maintenance. This type of building is accepted to be substantially maintenance free (except for typical roof, mechanical, electrical and plumbing repairs).

The roof is reported to be in average to good repair with a roof inspection report completed in 1998 estimating 15-20 years remaining roof life under average maintenance. HVAC has been maintained by Unger Heating & Air Conditioning of Garden City with the last substantial maintenance work performed in August of 2008.
